PALMETTO DUNES PLANTATION

Created in the late 1960's and acquired in 1979 by the Greenwood Development Corporation, Palmetto Dunes represents a unique mingling of resort and residential properties. The "resort core" featuring 54-holes of unsurpassed golf, the 25-court Palmetto Dunes Tennis Center and both the Hilton Head Marriott Beach and Golf Resort and the Hilton Oceanfront Resort are open to the public.
But on either side and within the twin security gates, manned 24-hours a day to control access, are the private residential areas. Bordered on both sides by water, Palmetto Dunes boasts an eleven-mile lagoon system meandering throughout the resort.

Shelter Cove Harbour, also a part of Palmetto Dunes, is across Highway 278 from the 2000-acre resort and borders Broad Creek. The 230-acre marina community, built in the style of a Mediterranean village, is situated around a 15.5-acre harbour yacht basin. The community, that was seven years in planning, contains shops and restaurants and opportunities of ownership of residential villas, office condominiums, timesharing and even condominium slips for boats.

Leamington, the newest addition to Palmetto Dunes in 1986, is strictly a private 400-acre residential neighborhood behind its own separate security gates. It borders and is part of the Arthur Hills Golf Club, which is one of the more challenging courses on Hilton Head Island. Leamington residents can enjoy their own beach cabana, recreation center and private golf club.
